Urban's Origins The inception of Urban traces back to Ed Sears' fifth year at Dewberry in Fairfax, Virginia. Setting itself apart from other firms, Urban adopted a distinctive approach—eschewing the founder's name, it embraced a generic industry name. Each Project Manager became synonymous with "Urban," personalized for every client and linked to their specific projects. From its solitary beginnings in 1967, Urban has burgeoned to encompass approximately 110 employees, maintaining continuous ownership for over 55 years. In 1980, the establishment of a headquarters building along the 495 Washington Beltway in Annandale, Virginia marked a milestone. Urban's growth extended to include regional offices in Chantilly and Winchester, Virginia, strategically positioned to serve the entire region.     Back Old Route 659 Project: Old Route 659 Client(s): Greenvest, L.C. Description: Major Collector Roadway (4-lane Section) Location: Loudoun County, VA, USA Size: 4.2 miles Project Elements: This project upgrades an existing north/south corridor from Prince William County north to US Route 50. The project is a controlled access urban collector designed at 45 mph and is upgradeable to a 6-lane facility within the median. The project proposes an interchange at Route 50. Engineering Tasks: Engineering Tasks: Alignment and feasibility studies; construction plans, specifications and documents; cost and bond estimates. 1/1

  • Fairfax Corner

    Back Fairfax Corner Project: Fairfax Corner Client(s): The Peterson Companies Description: A large, mixed-use commercial and retail center near I-66. Location: Fairfax, VA, USA Size: 48 acres Project Elements: A commercial/retail center that included a 5-story ±120,000 sf office building with ±11,000 sf of restaurant, a 14-screen movie theater, 3 restaurant pads averaging ±9,000 sf each, and ±165,000 sf of combined office, retail stores, and restaurants located on 7 pads. There are also two 200-unit+ multifamily buildings with swimming pools and other amenities. Urban is working with the Peterson Companies to add additional office/retail buildings to the site along with parking garages. Engineering Tasks: Shopping center layout and design with an itemized approach to revising plans as retail space was leased and tenants modified their footprints; detailed stormwater management modeling; special exhibits and layouts. 1/3

  • Brambleton School Sites

    Back Brambleton School Sites Project: Brambleton School Sites Client(s): Loudoun County Public Schools and Brambleton Group Description: Public Elementary and Middle School Location: Loudoun County, VA, USA Size: ​ Project Elements: Most recently Urban has been instrumental in facilitating the delivery of two new proffered school sites to LCPS in Brambleton. Urban carefully served the interests of LCPS and the developer to ensure that the sites were capable of fully supporting LCPS Educational Specification requirements without excessive costs. While preparing and processing rezoning applications for the developer, Urban prepared multiple layouts and preliminary engineering studies to satisfy LCPS staff and School Board members that the sites met LCPS's needs. As a result of our innovative planning efforts1 Urban developed a new layout concept for separating bus, parent and staff traffic for elementary and middle schools, which we understand wiII be provided to LCPS's other consultants as a template for new projects. In addition to assisting with the delivery of the school sites, Urban is also providing Final Design Services directly to LCPS for ES-27 and MS-g. Simultaneously/ a separate Urban design team has provided civil engineering services to Brambleton for the design of the necessary roads and utility infrastructure to serve the school sites. Urban has processed and continues to process over 25 separate land development applications through Loudoun County since July 2014, just related to ES-27 and MS-9. Applications have ranged from survey plats to create the LCPS parcels, to construction drawings for the roads and utilities/ to site plans for the school sites to an analysis for enhanced crosswalks along Creighton Road. All of the 25-plus applications have intertwined prerequisites and are tied to additional proffer conditions.Urban has been able to successfully keep these applications from becoming tangled in the process by providing regular tracking updates to LCPS and Brambleton. Urban's depth of staff resources, our ability to negotiate an extremely complex entitlement and plan approval process, our ability to avoid conflicts of interest in working for LCPS and Brambleton, and our knowledge of Loudoun County and LCPS policies and procedures have been key in keeping these projects on schedule and on budget.To date, an under-budget and on-schedule construction contract has been awarded for ES-27. MS-9 is on schedule to go to bid in June. He began his career with Urban, working summers and vacations during college, and started full time with the firm in 1992. Principal Clayton's area of expertise includes design and management of a multitude of product development (i.e.-residential, commercial, office building, retail, secure tenants, etc.) in the northern Virginia area, with extensive experience in Fairfax County, the City of Alexandria, and Arlington County. Clayton began with Urban in 1998, right out of college and pursued a Master's in Engineering Management while working full-time at Urban. His experience relative to project management is all-inclusive of the land development process.     < Back Ryan G. David, P.E. Principal Ryan's expertise includes commercial and residential developments, town centers, secure tenant office parks as well as mixed use developments. Ryan has worked with a private survey firm and the Virginia Department of Transportation. He joined Urban in 1998 as an entry-level engineer and rapidly advanced to Project Manager and Associate. He recently became a certified Professional Engineer in North Carolina. He is an expert in SWM/BMP design; grading; site layout; sanitary sewer, water line and storm drain design; road design; erosion sediment control; LID; zoning analysis and code analysis. Ryan and his team have earned accolades from clients and partners who value the level service, particularly responsiveness, for each project large and small.
